Mike,
Buying rental property is pretty much like buying any other property. The major difference is that the lenders will generally like you to have at least a 20% down payment. That can be avoided by owner financing ... getting your seller to take back a second and other creative ways. I highly recommend that beginners look up the local chapter of S.C.O.R.E. which is a group of retired executives who help people starting out for free. Good luck to you.
