Investing in rental property

: Hello to all,
: I would like to know how one goes about getting into the real estate business for purchasing rental property.  Is it like buying any other house(like a principal residence) or are there special rules. I own a condo in the VA beach, VA. area and am interested in buying another one to rent out because the market for renting in this military town is so good right now.  I have no equity in the condo because I just bought it.  Any advise on how to obtain financing and the process of obtaining rental property would be great.  Thank you all!
