I don't believe that "disclosure" laws require the seller to disclose a pervert living next door ... at least not at this point in time. However, to protect yourself, you can look at the records for your area. Most states (at least here in North Carolina) you can connect with law enforcement database which lists the addresses of all perverts in their jurisdiction. Then you can check out your street address yourself before you go to contract. I would definitely make this check if I were buying a house today with young children.
