I used to see this done all the time in the early 80's in Texas. It wasn't really leagal then, but that didn't keep it from being done. It was called "dipping". It's not an ethical practice but I'm sure it is still being done. The best idea would be to get the seller to take back a second trust Note for the difference. I personally would not do this.
