Mobile Home Park Rent Increse

I manage/own a small MHP. Our rent is one of the lowest in the state at $140.00 monthly, I would like to know how, or the best way to increse our monthly rent? Should I raise the rents a little at a time over a period of say 6 months, or maybe over a 1 year period? I would like to bring the rents up to at least $180.00 monthly.

Any suggestions please??
